Digital 7/12 in Maharashtra Gets Full Legal Status: Citizens Can Now Download Digitally-Signed Extracts for Just ₹15

Digital 7/12 in Maharashtra:
The Maharashtra Revenue Department has taken a landmark decision by granting official legal status to Digital 7/12 land records. Revenue Minister Chandrashekhar Bawankule announced that citizens will now be able to download digitally signed 7/12 extracts from home for just ₹15, marking one of the most transformative reforms in the state’s land record system.

For decades, obtaining a 7/12 extract has been a cumbersome process for citizens, often requiring multiple visits to the Talathi office and facing long delays. The new circular eliminates this hassle entirely.

Under the revised rules, Digital 7/12 and Digital 8A extracts are now legally valid for all official purposes—including government, semi-government, banks, financial institutions, and court-related work. There is no longer any requirement for a Talathi’s physical signature or stamp, breaking a deeply rooted bureaucratic dependency.

For the first time in Maharashtra’s history, the government has removed the mandatory need for a Talathi’s signature on these documents. This move is expected to end the unofficial practices and intermediaries that citizens previously had to navigate to obtain land records.

The digital extracts will be available on the MahaBhoomi portal at:

Each 7/12 extract will carry:

  • A Digital Signature

  • A QR Code

  • A unique 16-digit verification number,
    allowing anyone to instantly authenticate the document’s legitimacy.

Issued under the Maharashtra Land Revenue Code, 1966, this reform is expected to promote transparency, save citizens’ time, reduce corruption, and streamline operations within the Revenue Department.
