MHADA Group Redevelopment to Deliver 1.3 Lakh Homes, Generate ₹9,000 Crore Revenue
Nearly 82,500 families to be rehabilitated as MHADA accelerates large-scale redevelopment of 990 acres across Mumbai over the next 7–10 years.
Mumbai: The Maharashtra Housing and Area Development Authority (MHADA) is set to transform nearly 990 acres of land through an ambitious group redevelopment initiative that will create around 1.3 lakh residential units over the next seven to ten years.

The large-scale project aims to rehabilitate approximately 82,500 families currently residing in MHADA colonies while generating more than ₹9,000 crore in premium revenue for the housing authority.
The Maharashtra government approved the policy on December 15, 2025, allowing housing layouts spread across 20 acres or more to be redeveloped through Construction and Development Agencies (CDAs). Following the approval, MHADA Vice President and CEO Sanjeev Jaiswal initiated the tendering process for multiple redevelopment projects across Mumbai.
Developers have already been appointed for projects at Abhyudaya Nagar (Kala Chowki), PMGP Colony (Jogeshwari East), Motilal Nagar (Goregaon West), Kamathipura, and Guru Teg Bahadur Nagar. The tender process has also been completed for Sardar Vallabhbhai Patel Nagar (Andheri West), Adarsh Nagar (Worli), Bandra Reclamation, and Aram Nagar (Versova), while proposals for Ramakrishna Nagar (Khar) and Old MHB Colony (Borivali) have been submitted for Cabinet approval.
These 11 redevelopment projects are expected to provide 13,000 rehabilitation homes of 500 sq ft each and around 65,000 sale units of 750 sq ft, significantly boosting Mumbai’s affordable housing supply.
In the next phase, MHADA plans to submit redevelopment proposals for Charkop (240 acres), Gorai (256 acres), and Pratiksha Nagar in Sion (29 acres). Once completed, the entire 990-acre redevelopment programme will generate 82,500 rehabilitation apartments, 28,000 homes for public sale by MHADA, and nearly 1.3 lakh residential units for the open market.
The initiative is expected to improve housing infrastructure, provide safer homes to existing residents, and unlock substantial residential inventory across Mumbai.
